A standard HVAC system has only one temperature setting for your entire home. Zoning systems offer both enhanced comfort and energy savings, especially when combined with programmable thermostats, which could reduce your energy usage by up to 30 percent compared to single-zoned systems.
By dividing a home into multiple zones, an HVAC zoning system allows you to control the temperature for each zone independently. With this increased flexibility, you can keep the main living areas comfortable during the daytime while reducing the heating or cooling in unoccupied bedrooms, then reverse it at night to sleep comfortably.

How an HVAC Zoning System Works
Forced-air zoning systems use motorized dampers in the air ducts to increase or decrease the airflow to a zone, according to the current temperature and the thermostat settings. Hydronic, or water-based systems, use motorized valves to control the flow of water through the radiator, baseboard or radiant system to achieve the same results.
Where Zoning Systems Work Best

- A loft, sun room or home office
- High ceilings
- Multiple large windows or doors

Zoning systems are easiest to install in new homes, during HVAC system replacement, or when you’re adding an addition, but they can also be retrofitted into many older homes, depending on the type of HVAC system currently present.
